How Much Home You Can Afford

Home buyers are often unsure about the financial aspects of buying a home, and you may have many questions swirling in your head. How much can I afford? Do I need a large down payment?

Your home price range will be determined by your income, credit history, the cash you have for a down payment and closing cost, and your debt. How much you earn compared to how much you owe will likely determine how much the bank allows you to borrow.

The financial rule of thumb is: your total monthly debt service, which will include your monthly mortgage, shouldn’t be more than about 36 percent of your gross monthly income. Most experts say that your monthly housing expense, including taxes and insurance should not exceed about 28 percent of your gross monthly income.

Naturally, every situation is different, and each lender has different rules about working with buyers. A number of choices within your control can affect your monthly payment as well. For example, you might choose an adjustable rate loan, which has a lower initial payment than a fixed rate program. Similarly, a larger down payment may lower your monthly payment.

RE/MAX Ranks Highest in Customer Satisfaction in 2011 J.D. Power and Associates Study

DENVER, CO – Results from the J.D. Power and Associates 2011 Home Buyer/Seller StudySM, recognize RE/MAX for providing the highest overall consumer satisfaction for both home buyers and home sellers. In last year’s study, two different companies ranked the highest in each category, but this year home buyers and sellers both rated RE/MAX the highest.

“It all comes down to professionalism and a commitment to a premier level of customer service,” said RE/MAX Chairman and Co-Founder Dave Liniger. “Because RE/MAX agents average more experience and training than other agents, they are better prepared to deal with home buyers and sellers in any kind of market. And, consumer preferences tell the story . . . nobody sells more real estate than RE/MAX.”

This is the fourth annual study of home buyer and seller satisfaction with the largest national real estate companies, conducted by J.D. Power and Associates. For the home buying experience, three factors were considered: agent/salesperson, office and a variety of additional services. Four factors were examined for the home-selling experience: agent/salesperson, marketing, office and a variety of additional services.

Details from the study indicate that on a scale of 1,000, homebuyer respondents ranked RE/MAX with a score of 805 and home sellers put RE/MAX on top at 791. The 2011 study includes more than 4,200 evaluations from 3,680 respondents who bought or sold a home in the U.S. between March 2010 and April 2011.

In two other 2011 industry surveys of the country’s top real estate brokerages, RE/MAX agents averaged more transaction sides than agents at the other national franchises. The RIS Media Power Broker Survey and the REAL Trends 500 both showed that RE/MAX agents averaged over 14 transactions sides, more than double the average of many competitors.

Tips for First Time Buyers

If you are currently in the market for your first home, you probably have lots of questions. You are about to be making an important decision for your future, a great investment of both money and time. I have a wealth of experience helping first time buyers like you make sound, informed decisions. Here are some tips that can help make your home buying process successful:

  • Tip #1: Do Your Homework  The perfect home won’t find you by itself. The key step in buying a home is doing the proper research. Educate yourself on local schools, neighborhoods, and the kinds of homes available. By reading available materials and talking with experts, you can start to put together your idea of the perfect home.
  • Tip #2: Start Planning  Most decisions benefit greatly from proper planning, and home buying is certainly no exception. Start a filing system with sections such as home buying, home financing, and service providers. By forming a home buying plan you can more easily focus on the most important factors and help give structure to the entire process. My website is a great resource for property information.
  • Tip #3: Get PreQualified  Getting prequalified for a loan normally only requires a short phone conversation with a lender, and can greatly help your home search. Prequalification does not guarantee you a loan, but it does provide you with an estimated monthly payment and a price range to use as a guide when shopping for homes. Being prequalified can also often indicate to sellers that you are a serious, prepared buyer.
  • Tip #4: Look for Value  When shopping for homes, it’s important to consider potential value. Even if you’re not planning to sell the home some time down the line, it’s a good idea to consider the future value of the home. Protect yourself against things like falling prices and gradual shifts in the nature of the neighborhood. You may not think of a new home as a means to make money, but it’s an important investment that requires caution.
  • Tip #5: Decide What You’re Looking For Settle on the home features that are important to you (covered parking, hardwood floors, architectural style, etc.) and make an ordered list. Having well established guidelines will help narrow down your search and will prevent you from being shown properties that lack your key amenities. It can help you make the decision not to buy an attractive property that doesn’t really fit your needs.   • Tip #7: Shop Around for Your Mortgage  Deciding on the financing for your home can be as important as choosing a home itself. The first step is deciding what kind of loan best fits you: a fixed rate mortgage, or an Adjustable Rate Mortgage (ARM). There are benefits to each form of loan, and your real estate professional can provide you with more information. Next you’ll want to begin to shop around for different lenders.
  • Tip #8: Protect Yourself   Be careful when signing a contract on a home that allows you to find financing, have the home inspected, and work through any problem areas that may arise. Paying for a quality home inspection is absolutely crucial! You can save yourself thousands in repair costs by being sure of what you’re getting into.

Home Security Tip for Homeowners

Does your home have a security system or burglar alarm?  If it does, use it.
If not, consider doing something to make your home more secure.

If you’d like to foil a burglar’s attempt to break into your home, consider
the three worst enemies of burglars: light, time and noise. Exterior lights
mounted out of reach can reduce the chances of a break-in. By using padlocks,
door and window locks, bars or grates, you make the job tougher, too. If it’s
going to be tough, it’ll take too much time. That’s often enough to get burglars
to move on to an easier target.

Noise such as a barking dog, an alarm or even music in the background may be
enough to spook the burglar. So take a look at your home and do something to
make it safer, won’t you?

Is your home ready for the fall and winter?

Is your home ready for winter?
As we transition into fall and winter, you may  be considering some repairs around the house to prepare it for the cooler months of winter. On that note, I’ve compiled a list of fall maintenance ideas to help you get started!

Gutters and downspouts

Check to make sure they are working properly.

Fireplace and flue

Repair cracks, and crumbling mortar. Check and replace gasket on woodstove if necessary.

Siding

Inspect exterior caulking, and repair if necessary.

Storm windows and doors

Check for any cracked or broken glass. Tighten or repair loose or damaged frames and repaint if necessary. Replace broken, worn, or missing hardware; tighten and lubricate door hinges and
closers, and check for broken or missing glazing.

Weather-stripping

Inspect and repair stripping around windows and doors.

Thermostat

Clean heat sensor, contact points, and contacts; check accuracy and replace if necessary.

Garage Doors

Clean and lubricate hinges, rollers, and tracks; tighten screws.

Foundation

Check grading for proper slope away from foundation wall.

Trees

Trim back all tree limbs and vegetation away from roof.

Roof

Inspect roof surface, flashing, and eaves; repair if necessary.
