Home Security Tip for Homeowners

“Burglars, judging by our statistics, define opportunity as an unoccupied,
unlocked house stocked with portable television sets.”  Gerald Cvetko

Does your home have a security system or burglar alarm?  If it does, use it.
If not, consider doing something to make your home more secure.

If you’d like to foil a burglar’s attempt to break into your home, consider
the three worst enemies of burglars: light, time and noise. Exterior lights
mounted out of reach can reduce the chances of a break-in. By using padlocks,
door and window locks, bars or grates, you make the job tougher, too. If it’s
going to be tough, it’ll take too much time. That’s often enough to get burglars
to move on to an easier target.

Noise such as a barking dog, an alarm or even music in the background may be
enough to spook the burglar. So take a look at your home and do something to
make it safer, won’t you?

Is your home ready for the fall and winter?

Is your home ready for winter?
As we transition into fall and winter, you may  be considering some repairs around the house to prepare it for the cooler months of winter. On that note, I’ve compiled a list of fall maintenance ideas to help you get started!

Gutters and downspouts

Check to make sure they are working properly.

Fireplace and flue

Repair cracks, and crumbling mortar. Check and replace gasket on woodstove if necessary.

Siding

Inspect exterior caulking, and repair if necessary.

Storm windows and doors

Check for any cracked or broken glass. Tighten or repair loose or damaged frames and repaint if necessary. Replace broken, worn, or missing hardware; tighten and lubricate door hinges and
closers, and check for broken or missing glazing.

Weather-stripping

Inspect and repair stripping around windows and doors.

Thermostat

Clean heat sensor, contact points, and contacts; check accuracy and replace if necessary.

Garage Doors

Clean and lubricate hinges, rollers, and tracks; tighten screws.

Foundation

Check grading for proper slope away from foundation wall.

Trees

Trim back all tree limbs and vegetation away from roof.

Roof

Inspect roof surface, flashing, and eaves; repair if necessary.

Simple tips for making your home more energy efficient

 
You might assume that making your home energy efficient requires a lot of time and money, but generally that’s not the case. Often small fixes can have a big impact on your heating, cooling, and other utility bills. Here are some easy things you can do to make your home more efficient right now:

Tip #1: Don’t turn that dial

Keep your thermostat set at one temperature and leave it! In the winter around 68 degrees should be right, and 75 degrees in summer (in homes with a cooling system, of course). Avoiding constant adjustments will keep your energy bills stable.

Tip #2: Stop the drip-drips

Leaky showerheads and faucets are hard-to-miss energy wasters. Toilets that run can also cost you on your water bill. The majority of required repairs are covered in the most basic do-it-yourself handbook.

Tip #3: Go fluorescent

While compact fluorescent light bulbs cost more than the standard incandescent bulbs that you’re used to, they last up to five times longer and use only a quarter of the electricity. Many of these bulbs last over five years, and each energy-saving fluorescent bulb will save you $40 to $60 on your electric bill over the course of its lifetime.

Tip #4: Watch that fireplace

Energy can really leak out of that fireplace. Check the dampers and screens to make sure that energy isn’t leaking when the fireplace is not in use. If the fireplace is just for decoration, cover the chimney. A well maintained fireplace should be an economical way to heat your house and add a warm atmosphere as well.

Tip #5: Keep those appliances humming

Clean air conditioning and furnace filters frequently, and have your appliances inspected once a year. Efficient appliances lower energy bills and future repair costs.

Tip #6: Windows that waste

Windows are the most common energy waster. Make sure that all the weather-stripping is in good condition, and consider double-paned windows and storm shutters to reduce the energy drain.
